Building maintenance software is an enterprise solution for improving the way in which operators and third party vendors identify, execute, and record activities.
Why it’s Important
As technology has become more sophisticated, building maintenance software has fragmented into various applications. For example, preventative maintenance software, known as a computerized maintenance management system (CMMS), is usually geared towards digitizing regular maintenance schedules and records.
On the other hand, predictive maintenance or conditions-based maintenance software notifies building operators when equipment data shows erratic behavior or a pattern known to precede failures.
Predictive maintenance requires collecting a continuous stream of data from building systems. This data can be collected from a number of sensors, including submeters, or temperature, vibration, acceleration and altitude sensors.
While some of this may be captured on a building management system (BMS), the goal of data-driven building maintenance software is to capture this data for every critical piece of equipment in the property. This includes large systems like boilers and chillers, as well as smaller systems such as ventilation units.
